Not legal advice

This page is not legal advice, a compliance program, or a certification. PropertyBin does not claim that using the platform makes you, your brokerage, or a transaction FINTRAC compliant. Consult your brokerage compliance officer and qualified counsel for obligations that apply to your licence and province.

Why record-keeping shows up in CRE

Canadian real estate work often involves identifying clients, keeping transaction files, and spotting unusual payment patterns. Those duties sit with licensed professionals and their firms under FINTRAC, provincial regulators, and brokerage policy — not with an information website. We describe tools neutrally so you can see what the product stores.

What you can log in PropertyBin

  • CRM contacts, stages, and free-text notes on activity you choose to record.
  • Lead inbox messages from listing and profile inquiries.
  • Showing requests and availability windows.
  • Verification fields collected on a Pro application (licence number, province, firm name).

You can open the CRM after you have an approved professional account. Features vary by role and approval status.

What PropertyBin does not do

  • We do not file reports with FINTRAC on your behalf.
  • We do not certify identity documents or beneficial-ownership packages.
  • We do not replace your brokerage AML manual or board advertising audit.
  • We do not invent a “certified compliant” badge for profiles.

FAQ

Does PropertyBin make me FINTRAC compliant?
No. Using CRM notes or a verified profile does not certify compliance. Your firm remains responsible for its program.
Where do I keep official files?
Follow brokerage policy. PropertyBin notes can support a workflow; they are not a guaranteed official registry extract.
