About the Non-Resident Speculation Tax (NRST)

The Non-Resident Speculation Tax (NRST) is a tax applied to purchases of residential property by foreign nationals, foreign corporations, or taxable trustees.

  • Ontario: The NRST is 25% of the value of the consideration for the residential property in Ontario. Effective October 25, 2022.
  • British Columbia: The Additional Property Transfer Tax is generally 20% in specified regions like Metro Vancouver, Fraser Valley, Capital Regional District, etc.
  • Nova Scotia: A Provincial Non-Resident Deed Transfer Tax of 5% applies to residential real property purchased by non-residents.
